The inspection includes, but not limited to the location of the thermostat, the energy source of the furnace and the type of cooling systems that are installed in the house.  Operation of the heating system, using normal operating controls as weather conditions allow for safe operation will be done. A description of the condition and the type of furnace, humidifier, air filter, and exposed ducts ie. high or low efficiency, sealed duct's, age of system is marked in the report. The inspection of the heating is general and not technically exhaustive.

The cooling system will be operated using normal operating controls as weather conditions allow for safe operation. The report will include but is not limited to the approximate age of the AC unit and approximate remaining lifespan.  We use normal operating controls to inspect the interior evaporator coil unit. We use the thermostat. We inspect the condensate drainage. We check the insulation around the refrigerant line, major rust and corrosion on the unit. We check for condensate water leakage and damage.
