We try to walk on all roofs as long as conditions are safe. If there are unsafe conditions, like snow, then we inspect the roof from a ladder at the eaves or with binoculars. The roof inspection includes, the roof covering materials, the gutters, the downspouts, the vents, flashing, skylights, chimney and other roof penetrations, as well as the general structure of the roof from the readily accessible panels, doors or stairs.
Exterior inspection includes, the exterior wall-covering materials, the eaves, soffit, fascia, a representative number of windows, all exterior doors, flashing and trim, adjacent walkways and driveways. Additionally, stairs, steps, stoops, ramps, porches, patios, decks, balconies and carports will be inspected. All railings, guards, handrails, vegetation, surface drainage, retaining walls and grading of the property, where it may adversely affect the structure due to moisture intrusion will be noted.
